We move fast we structure JVs directly with landowners and we deploy real capital on real deals every month. The problem our deal flow is outrunning our modeling capacity. Feasibility studies absorption schedules and JV waterfalls are stacking up on the VP of Operations' desk — and every day one sits there is a day a deal moves slower. That is where you come in. What Success Looks Like in 90 Days You have taken 3+ live deals from raw acreage to landowner-ready JV pitch — independently. The VP of Operations and Founder review your models at the assumption layer not the formula layer. Landowners see your work directly. Your name is on the pro forma at the meeting. What You Will Actually Do Turn raw land into revenue models. Take a raw acreage tract — size depends on the project — decide the lot cut allocate infrastructure cost phase the release and build the per-lot P&L. Model absorption like a real one. Monthly ramp schedules by phase — no flat annual averages no divide-by-12. Run Sales Comparable Analyses on land and lots using aged expired and active comps to establish real value and defensible days-on-market. Build JV waterfalls that hold up under an attorney's audit — preferred returns pari-passu tiers IRR hurdles promote splits land-contribution structures. Produce investor-facing return summaries (IRR equity multiple cash-on-cash) for our own JV investment deals — reviewed by ownership and counsel prior to distribution. Package landowner-ready decks and spreadsheets that need no revisions before they hit a Zoom call. Sit in on live deal calls with US ownership and iterate on assumptions in real time. Required — Non-Negotiable 3–5 years institutional real estate underwriting at Colliers JLL Leechiu Santos Knight Frank Cushman & Wakefield CBRE PH Ayala Land Megaworld SMDC or equivalent. Portfolio of at least 2 land or JV models you personally built (anonymized acceptable). Demonstrated absorption rate modeling — you must be able to show a live sample ramped monthly schedule during the interview. Working knowledge of JV waterfall structures — preferred returns pari-passu tiers IRR hurdles promote splits. Advanced Excel — dynamic formulas sensitivity/data tables scenario toggles INDEX/MATCH XIRR. Fluent business English — written and spoken for direct communication with US ownership and occasional landowner presentations.
